 The apartment is a 5th floor European walk-up. That's standard on the
Ile Saint-Louis as these 18th-century buildings were not built with an
elevator in mind. To achieve the light and views, going up in Paris is
necessary! It's a lovely staircase and easy for the physically fit,
but I wanted you to be aware of this now and there is no plan for an
elevator to be added at this time.

The apartment has a fireplace, a mezzanine with 18th-century exposed
wood beam ceiling, a skylight and is fully equipped with a separate
kitchen and spacious bathroom.

I'm looking for "partners" who would like to consider this loft as
their home-away-from-home, with occasional short-term visits
throughout the year. The four partners will become members of an LLC,
with an "Operating Agreement" that will reflect our mutually agreed
upon ownership regulations, such as time allocation for each member,
maintenance, selling of shares, etc.. The LLC will own the property
and would be the sole stockholder of a Sociètè Civile Immobiliere
(SCI), a French legal entity which allows multiple shared ownership of
French property. A partner buy-in is approximately 95,000 euros.

Estimated annual homeowner's association fees: 900 euros
Estimated annual property taxes: 270 euros Taxe Fonciere, 210 euros
Taxe d'Habitation
Estimate annual insurance: 250 euros
Currently reported annual appreciation in the district: 8.2%

As the tenant, I have first right of refusal to purchase the
apartment, but a commitment to purchase must be made within the next
two weeks. This entails signing a "Promesse de Vente" with a "clause
de substitution" which will enable me to transfer the ownership from
my name to the name of the SCI prior to signing the final deed in two
to three months time.

to make the payment of 95,000 euros, which may be transferred directly
to our Notaire's Escrow Account (property attorney), will receive the
 remaining shares.

Group Ownership :

For over 10 years I have been a proud co-owner of our dream home in France. Our 300 year old stone hamlet home was purchased for just $40,000. Located at the peak of the hamlet Lapeze , in the department of the  Lot (also known as the midi-Pyrenees or Quercy), it has been a high point of my life. Group ownership is especially attractive to the American client who wants to further their love affair with France, but who does not have the time or money to make an individual purchase practical or possible. Mortgages can be made for as little as $100 a month a partner, over 10 years, and you will still have enough put aside for utilities and taxes. Renting it out part-time can make it even more affordable. One can rotate use, assign months and usage based on share holdings or better yet have a property with multiple buildings, where each member has their own space.

Cheap inter-Europe airfares make France a cheap and fabulous base for exploring all of Europe and beyond.

Although prices are on the rise,  there are still plenty of bargains in the Southwest, Brittany and Normandy.

The Southwest is located conveniently on a major trainline between Paris, Italy and Spain .It provides easy access to day trips for wine tasting and castle viewings and has the largest amount of Michelin restaurants in France.

 Brittany offers the smell of salty sea, spectacular beaches, dramatic cliff views, and a diet of fresh fish.

Normandy is easily reached by the UK and therefore has a ready market for resale and rentals. Its villages are virtually unchanged from the Middle Ages.
